Letter of Determination

We started the project in January 2023 and submitted architectural plans of our proposed 14 bed shelter, with 2 case worker offices in the front. This would qualify as a mixed use project as 30% is commercial in the front, and the rest is residential in the back (like an ADU)

Locating a Site

PSG is born out of PodShare’s model of “shared housing in expensive neighborhoods” so we knew to look to West LA.

12467 W. Washington Blvd. was owned and operated by a structural engineer who was ready to retire. This building was always used as an office, on a retail block.

The planning code allows supportive housing in this CG zone.

This commercial zone would allow for short term (rapid re-housing) stays by referral. It surrounding businesses provide job opportunities without the need for a vehicle.

PSG hired housing advocate architect Ralph Mechur to draw up the plans for submittal.
